BBMP PROPERTY TAX: What is it and how can it be Paid?

BBMP property tax refers to the tax levied by the Bruhat Bengaluru Mahanagara Palike (BBMP) in Bengaluru, Karnataka, on properties within its jurisdiction. This tax is imposed annually on properties such as residential, commercial, or vacant land, based on their assessed value. The revenue collected through BBMP property tax contributes to the maintenance of civic amenities and infrastructure development in the city. The tax amount is determined based on factors like property size, type, location, and other relevant parameters set by the BBMP.

WHERE CAN ONE PAY BBMP PROPERTY TAX?

Customers can pay BBMP property tax through various methods provided by the Bruhat Bengaluru Mahanagara Palike (BBMP):

  1. BBMP Online Portal-

BBMP’s official website allows property owners to pay taxes online using credit/debit cards, net banking, or other online payment modes. They can log in, access their property details, and make payments securely.

  • Authorized Banks-

Designated banks partnered with BBMP accept property tax payments. Property owners can visit these banks’ branches and make payments over the counter or through electronic modes supported by the banks.

  • BBMP Help Centers-

BBMP offices or service centers have counters where property owners can visit in person and pay their property taxes using cash, card, or other acceptable modes.

HOW CAN WE PAY THE BBMP PROPERTY TAX ONLINE?

  1. Open BBMP Property Tax Portal: bbmptax.karnataka.gov.in
  2. Enter SAS Application Number or PID which are available on previous receipts and click “Retrieve”. This shall show all the property owner details.
  3. Check all the details properly and if all details are up to date then and there are no changes required, click on “Proceed”. This will redirect you to Form IV.
  4. If there are any changes required in the details shown. Click on the check box provided on the page and then click “Proceed”. It will take you to Form V.
  5. Correct or Modify the relevant details and proceed to pay either Full Tax or in Installments, else online or via challan.
  6. Choosing Online Payment option will take you to the payment page, select mode of payment through Net Banking/Credit Card/Debit Card and complete the Payment.
  7. If you choose Payment using Challan, you can pay the amount of the challan at any of the Authorized Banks.

HOW CAN WE MANUALLY PAY BBMP PROPERTY TAX?

  1. Visit Bangalore One Center to get the Property Tax Application Form.
  2. Fill all the Applicable details in the form and submit them back to the officer.
  3. Pay the tax by the payment modes available at the Center.

HOW IS BBMP PROPERT TAX CALCULATED?

For calculation of the Property Tax we need to first look into the following factors:

  • Annual Value of the Property
  • Property Type – Residential, Industrial or Commercial
  • Property Dimensions
  • Built Up Area of the property
  • Total Number of floors in the property including Basement
  • Built up Area of Individual floor.

The rate at which property tax is charged depends on the specific zone where the property is situated. There are 6 different zones in which Bangalore is divided into. Respective to each zone the rate of tax varies.

Bangalore uses Unit Area Value (UAV) system for calculating the property tax. It is calculated based on the per square foot tax per month which is fixed based on the location, street of the property and current value of the property.

The Formula:

Property Tax = (G-I) * 20% + Cess (24% of property tax)

G = Gross Unit Value = X + Y + Z

  • X = The Tenanted area of the property * 10 months * per sqft rate
  • Y = A self-occupied area of the property * 10 months * per sqft rate
  • Z = Vehicle Parking Area * 10 months * per sqft rate

I = Depreciation Amount = (G*H)/100

  • H = Percentage of depreciation rate calculated based on age of the building.

BBMP PROPERTY TAX PAYMENT CYCLE:

The property tax is paid annually.

The cycle starts from April of every year and ends in March of the next year. It must be paid before April 30th.

In case of delay an interest of 2% per month is charged.

Property tax can also be paid in two installments without interest.
